We’ve got one that should be at the top of your list – get a finance pre-approval before you go out house hunting.

If they know you have already been pre-approved, they may be more likely to accept your offer over others, even if yours isn’t the highest.
Of course, this depends on a lot of different factors, but if they are wanting to sell quickly and are hoping for a fast settlement, they may opt to accept the offer that has as less barriers as possible to having finance approved. Pre-approval is by no means an unconditional approval, but as you’ve done a lot of the leg-work upfront by having all your information in order, the actual finance application process should be relatively smooth sailing.
